Second, the projects listed in “Catalogue of Encouraged Products in Shanghai Industry” are welcome, whether the project will be approved or not, depends on its process flow and raw material. And customers had better consult professional EIA agency for opinion.
The investment should be at least 5million RMB/mu, after going into operation, the annual output should above 5million RMB/mu, the annual tax requirement is 800,000RMB/mu.
If the customers choose to rent a workshop, The investment should be at least 5million RMB/mu, after going into operation, the annual output should above 5million RMB/mu, the annual tax requirement is 300,000RMB/mu.
According to the specialty of the chemicals, we will recommend different kinds of workshops to customers. In China, workshops are divided in 4 classes(ranged by fire prevention class):Class A,Class B, Class C and Class D.
Class A: Especially for hazardous chemicals
Class B: Relatively rare, between Class A and Class C.
Class C: For most ordinary chemicals.
Class D: For mechanics processing.
We still have a lot of vacant workshops for renting. Some of the workshops are owned by development park and are not for sale. Some of the workshops are built by private owners, if you are interested in any vacant workshop, please contact us. We will introduce you to the private owners, you can negotiate with them on the topic of renting or buying the workshop.
We encourage enterprises get the land by several ways, such as ”first rent then buy”,”renting combined with leasing”. The price of land for advanced manufacturing should be leased higher than land standard price after acknowledged by local government.
In Shanghai , the industrial land leasing is flexible. The enterprise can hold the land for at least 20 years at first, after 20 years, if the project is still accord with industrial orientation, the land will be renewed for another 30 years. Also, the price of the land and the request for renewal can be ensured in the land leasing contract. For those important strategic projects recognized by Shanghai government, they will get the land of 50 years directly.
